Жизнь семьи Малютиных в сталинской высотке на Котельнической набережной превращается в ад. В их квартиру въезжает квартирный рейдер Баев (Владимир Сычев) — «профессиональный сосед», нанятый для того, чтобы невыносимыми условиями заставить хозяев продать свои метры. Малютины решают дать отпор захватчику.
