WEB制作会社「コスモインデックス」の社員でズボラお仕事女子 西島いつか（関水渚）の同期でもある香取俊（京本大我）は、いつかに長年片思い中。2年の転勤を経て東京に戻ってくるなり、いつかに再びアプローチを開始するというまっすぐな性格の香取は、まさに子犬系コミュ力最強男子。さらに、転勤で東京を離れていた2年の間に女性がドキッとするような言葉を自然に口にするオトナの男性に急成長を遂げたという、いわば「超優良物件」なのだ。そんな香取が下宿「銀星荘」で個性的な住人たちと「一つ屋根の下」生活をスタート。そこにはいったい、どんな物語が待ち受けているのか。
